Townhome community planned for southwest entrance of Oldsmar
The Oldsmar City Council agreed to enter into a development agreement with a local homebuilder last week, paving the way for a 150-unit gated townhome community at SR 580 and Shore Boulevard.
The southwest entrance of Oldsmar could look a lot more attractive to residents, visitors and potential homeowners in the near future after the City Council agreed to enter into a development agreement with a local homebuilder last week.
The agreement with Mattamy Homes paves the way for the construction of a gated community featuring 150 single-family attached townhomes near the intersection of State Road 580 and Shore Boulevard.
The project, currently known as Bayside Terrace, is just getting off the ground, according to officials.
“This is the first step in the development agreement process,” City Manager Bruce Haddock said when the agenda item came before the council last Tuesday night.
“Assuming that it moves forward tonight, you’ll see this project again probably at least three more times before a development agreement is given final approval.”
But despite the project being in the early stages, city leaders are excited at the prospect of a much-needed upgrade for the 24-acre waterfront parcel located at the tip of Old Tampa Bay, which has been vacant since a mobile home park was shuttered on the site nearly a decade ago.
“I’m excited about it.” Mayor Doug Bevis said. “That property has been vacant for so long.”
“I know they vacated that trailer park probably at the worst time possible, right at the turn of the economy, but I’m glad to see somebody finally going in there,” he added. “It’s a great piece of property.”
The council voted 4-0 (Vice-Mayor Eric Seidel was absent) to enter the agreement with Mattamy, a Canadian company with a division in the Tampa Bay area that is billed as “North America’s largest privately owned homebuilder.”
Key points of the development agreement will include access and maintenance easements for public utilities; connections to the city’s reclaimed water system; improvements to the property’s lift station; and a parkland dedication, in which Mattamy agreed to donate three-quarters of an acre of the land to the city to be used a public park.
When asked for a timeline of the project, a representative for Mattamy Homes said the company would like to get started as soon as the final plans are approved.
“We’re looking to get this through the process really by early October, we think is our last meeting where we hope this would be adopted,” Mac McGraw said.
“I would imagine it being the first or second quarter of next year before we could start development.”
After the meeting, Mayor Bevis shared his thoughts on the project.
“I think it will be a breath of fresh air for that whole west Oldsmar area,” Bevis told Oldsmar Connect. “It will make for a nice entrance to our city.”
“Plus they’re giving us land, I believe three-quarters of an acre, to put a park in, so I’m really excited about it.”

I’m a current resident and there are not going to be private boat docks. They are just going to have a fishing pier and kayak launch, which are already there. Supposedly they are going to redo the dock and make it bigger.
